NOTICE TO Construction managers – Request for qualifications

Construction Simplified, on behalf of the project owner(s); The City of Muskegon & The County of Muskegon, and serving as the Owner’s Representative, are hereby requesting responses to the Request for Qualification to procure the services of a qualified Construction Management firm for the Muskegon Convention Center.  This is the first step in the CM procurement process and subsequently the project team will shortlist a select list of CMs to respond to a private Request for Proposal for the project.  It is the team’s intent to have an engaged and hired CM onboard by the first of the year, 2019.

The Muskegon Convention Center design is being lead by Progressive AE. The project will be comprised of approximately 42,000 total square feet that will include a mix of multi-room, multi-use, convention center space, as well as all associated spaces for Event, Pre-function, Circulation, and Storage.  It will be a multi-story, partial slab-on-grade being constructed between two existing facilities; LC Walker Arena and Holiday Inn Muskegon.  There is the potential that the lake-facing north façade will have lower level tenant spaces as the contour of the site grade allows.  Loading dock and back of house facilities and utilities will be constructed on the South elevation off of W. Western Ave.

The anticipated project Construction Budget is $15,000,000 based on initial square footage calculations.  It will be part of the CM RFP process to provide a detailed, Design Development budget as part of the consideration for the CM, as well as other future CM RFP requirments.

As indicated above, we expect to have a CM hired by the first of the year, 2019, to allow the CM to have adequate input at that time.  Construction will be expected to start immediately, upon delivery of Construction Documents in the Spring of 2019.  Overall, the anticipated construction finish is to be no later than December 2020.

In summary, the Muskegon Convention Center will be the cornerstone of the Muskegon community and we are eager to bring the right team together to build this project.  The RFQ must be responded to in entirety and be submitted to Construction Simplified by the deadline imposed.  Your response to the RFQ is intended to be company specific and will help us determine the value each team could bring to the table at the RFP stage.

RFQ’s will be submitted no later than Wednesday, November 14^th, 2018 by 5:00 pm.
